A weighted composite of 11 sub-indices — HPD, DOB, safety, risk, price, transit, education, infrastructure, amenities, noise, and air quality. Weights differ by report type (rental vs. purchase vs. insurance). Full formula is published on the methodology page and versioned semantically.
Where does the data come from?
Official public sources: NYC Open Data (HPD, DOB, ACRIS, PLUTO, 311), FEMA, EPA, U.S. Census, NYPD CompStat, NYC DOF. Every field in every report cites its source and the date it was last fetched. We refresh nightly from most sources.
Is this a tenant-screening product?
No. Lucen.ai reports are never sold for tenant screening, credit decisions, or employment decisions. Our terms of service explicitly prohibit that use. If you're a landlord looking for tenant screening, this isn't the product for you.
How do you avoid fair-housing issues?
The methodology never uses protected-class inputs (race, national origin, religion, disability, familial status, gender identity, sex, or source of income). ZIP code is a geographic reconciliation key, not a scoring input. Quarterly third-party bias audits test for disparate impact and results are published.
What cities do you cover?
Full depth: New York City (all 5 boroughs, every residential building). Expanding to the NYC metro (Westchester, Long Island, Northern NJ) next quarter, then Chicago, Boston, Philadelphia, LA, SF, Seattle, DC, Miami, and Austin through 2027.
What if I think a score is wrong?
Every property page has a dispute link. Submit evidence (e.g., a resolved violation not yet reflected in the HPD feed) and we triage within 5 business days. Valid corrections trigger an immediate rescore, and all disputes are logged for audit.
